Awaab’s Law – New legal requirements for social landlords
From 27 October 2025, a new law called Awaab’s Law has come into force. It requires all social landlords to take urgent action when serious health hazards are reported in residents’ homes.
Under the new rules, landlords must:
- Investigate and make safe all emergency hazards (except overcrowding) within 24 hours of being notified.
- Investigate significant damp and mould hazards within 10 working days, and take action to make the property safe within 5 working days.
- Provide written findings to residents within 3 working days of inspection.
- Offer alternative accommodation if the home cannot be made safe within the required timeframes, especially where vulnerable residents are affected.
This law was introduced following the tragic death of Awaab Ishak, a toddler who died due to prolonged exposure to mould in his home. It aims to ensure that no one lives in unsafe housing and that landlords act quickly when lives are at risk.
